This is an exciting opportunity to play a key role in maintaining a safe, compliant and customer-focused environment for students, staff and visitors.

  • Location: London Metropolitan University
  • Hours Per Week: Monday - Friday 40 Hours
  • Job Type: Permanent / Full Time

The Site Manager will

• Attend client, project progress, operational and briefing meetings, providing clear updates on programme, site activities, risks, constraints, disruption and key actions. Ensure agreed actions are recorded, communicated and progressed within the required timescales.
• Maintain and update contractor project reports, construction programmes, look-ahead schedules and progress information in advance of meetings. Highlight delays, dependencies, emerging risks and proposed recovery actions to maintain delivery against agreed milestones.
• Prepare concise project progress reports for senior management and governance meetings, covering programme performance, health and safety, quality, commercial considerations, risks, stakeholder matters and upcoming activities.
• Work collaboratively with the design team, Project Managers, consultants, subcontractors and relevant stakeholders to support the development and coordination of designs. Review proposals from a buildability, sequencing, access, maintenance and operational perspective.
• Plan, coordinate and schedule works using direct labour and specialist subcontractors, ensuring appropriate labour, materials, plant and access arrangements are available to support efficient delivery.
• Attend and contribute to pre-start meetings to ensure scope, programme, responsibilities, logistics, access arrangements, health and safety requirements, RAMS and stakeholder requirements are understood before works commence.
• Take day-to-day responsibility for maintaining safe site operations, ensuring work is undertaken in accordance with approved RAMS and applicable GRAHAM procedures. Deliver or coordinate site inductions for GRAHAM employees and subcontractors, undertake site checks and challenge unsafe practices.
• Maintain accurate and auditable site records including daily activities, labour levels, deliveries, progress photographs, site conditions, delays, variations, incidents and other events that may affect programme, cost or delivery.
• Liaise proactively with LMU stakeholders and building end users, ensuring they are kept informed of planned works, progress, access requirements and potential disruption. Particular consideration should be given to maintaining university operations and minimising disruption to teaching, students and staff.
• Monitor workmanship throughout delivery to ensure works meet the required specification, design information and agreed quality standards. Identify defects early and ensure corrective actions are completed promptly.
• Manage day-to-day site activities, including coordination and supervision of GRAHAM personnel, direct labour and subcontractors. Ensure roles, responsibilities, sequencing and expectations are clearly communicated and understood.
• Manage site activities against the agreed construction programme and short-term look-ahead plans. Monitor actual progress against planned progress, identifying potential slippage early and implementing appropriate mitigation or recovery measures.
• Undertake progressive quality inspections and self-snagging throughout the works rather than waiting until project completion. Ensure defects and incomplete works are addressed prior to formal client inspection and handover.
• Identify material requirements sufficiently in advance of planned works, collate accurate material orders and submit requirements to the appropriate Service Desk or procurement route. Monitor delivery requirements to prevent material shortages affecting programme.
• Provide regular and accurate updates to senior management, escalating significant health and safety concerns, programme delays, stakeholder issues, resource constraints or other risks that could affect successful project delivery.
• Coordinate the completion and collation of project handover information and Operations & Maintenance manuals. Ensure relevant certificates, test information, warranties, commissioning records, drawings, asset information and subcontractor documentation are obtained and submitted as part of an orderly project close-out.
• Plan and manage activities within occupied university buildings, ensuring works are appropriately segregated and coordinated to minimise disruption to teaching, examinations, students, staff and normal building operations.
• Coordinate site logistics, deliveries, access routes, noisy works, isolations and contractor movements, ensuring potentially disruptive activities are planned and communicated with relevant stakeholders.
• Proactively identify site risks, constraints and emerging issues, implement appropriate mitigation measures and escalate matters where they could affect safety, programme, quality, cost or university operations.
• Maintain appropriate standards of site presentation, housekeeping, security, access control and contractor behaviour throughout the project.
• Support a structured handover process, ensuring outstanding works and defects are closed efficiently and the completed project is handed over to the client and Graham FM team in an acceptable condition.
